Post in your listing, ads, and website that you accept PTSRs and that tenants who provide one pay no application fee
Accept PTSR via secure link directly from a CRA or accept PDF or paper version from renters.
Provide a written adverse action notice if you deny an applicant — including the reason and source of information
Charge any application fee when a tenant presents a valid PTSR
Consider criminal history older than 5 years
Consider rental/credit history older than 7 years
Deny housing due to insufficient income, if the applicant's gross income is at least 2× the monthly rent
Consider credit history for any applicant using a housing subsidy to pay any portion of rent.
Most violations carry $2,500 in statutory damages +actual damages + attorney fees per violation.
