Portable screening reports have
existed on paper for years — but
most landlords didn’t accept them
because they couldn’t verify the
report was real.
We fixed that.
Portable Tenant delivers your report through a secure, direct-access link that landlords can view instantly. The report can’t be altered, edited, or faked — and it auto-refreshes with the latest information throughout the 30-day window, so landlords always see your most current data.

That means:

one report, multiple applications

landlords get instant access; no waiting
on fax or email

verified, tamper-proof delivery
landlords accept

your report updates automatically
during the 30-day period
Washington law requires all five of these components for a report to qualify
as a valid CRTSR. Portable Tenant includes all five — every single time.

Comprehensive check across all
national jurisdictions, last 7
years

Confirmed income and employer
history

Current address and previous
rental record

Full consumer credit history
Federal, state & local — all
jurisdictions where you’ve lived,
last 7 years

If any component is missing, a landlord is not legally required to treat the report as a CRTSR —
and can charge you for their own screening. Portable Tenant never delivers a partial report.

After 30 days, you'll need a new report.

For renters
Washington law gives you powerful protections. Here's what you're entitled to:

Order your CRTSR from Portable Tenant and share it with any landlord who accepts CRTSRs — no new fee each time. Governed by: RCW 59.18.257

If you're denied or approved with conditions (like a higher deposit), the landlord must give you a written notice explaining exactly why — including details from any consumer report used. Governed by: RCW 59.18.257(1)(c)

Landlords must post whether they accept CRTSRs on their listing or property website — before you apply. Governed by: RCW 59.18.257(2)

If a landlord violates the
rules, you can sue for up
court costs and attorney
Governed by: RCW 59.
A note for renters:
Not every landlord advertises CRTSRacceptance upfront. Here's what to do:

1
"Do you accept Comprehensive Reusable Tenant Screening Reports from Portable Tenant?"

2
Many landlords don't know about the verification tool Portable Tenant provides. Once they see the secure link system, most are willing to accept it.

3
A landlord who fails to disclose their CRTSR policy before screening you may be in violation of RCW 59.18.257.

Reminder: A landlord is only required to accept your CRTSR if they advertised acceptance before you applied. If they didn't advertise it, they can still require their own screening — but they must disclose this clearly.
