Welcome to Portable Tenant LLC (“Portable Tenant”, “we”, “our”, “us”), Consumer Reporting Agency (CRA). These Terms & Conditions (“Terms”) govern your use of our website, services, and products available at portabletenant.com (the “Platform” or the “Company”). By accessing or using the Platform, you agree to these Terms. If you do not agree, you must not use our services.

YOUR USE OF THIS WEBSITE AND YOUR TRANSACTIONS CONDUCTED WITH THE COMPANY IN CONNECTION WITH THIS WEBSITE ARE SUBJECT TO THE FOLLOWING TERMS AND CONDITIONS, ALSO REFERRED TO AS “TERM OF USE” CLICKING ONTO WEB PAGES BEYOND THE WEBSITE’S HOMEPAGE CONSTITUTES YOUR ACCEPTANCE OF AND AGREEMENT WITH THE TERMS OF USE WHETHER OR NOT YOU COMPLETE A TRANSACTION WITH THE COMPANY AND WHETHER OR NOT YOU COMPLETE YOUR TRANSACTION ON THE WEBSITE OR THROUGH OTHER CHANNELS, SUCH AS BY PHONE, BY EMAIL, FACSIMILE OR OTHERWISE. IF YOU DO NOT AGREE TO THE TERMS OF USE, YOU MAY NOT USE THIS WEBSITE. 

Permitted Use



You agree that: 



  1. Your use of this website is subject to and governed by Terms of Use. 
  2. You will only access or use this website and transact business with us if you are at least 18 years old.
  3. You will comply with and be bound by these Terms of Use as they appear on this website each time you access and use the website. 
  4. Each use of this website by you indicates and confirms your assent to and agreement to be bound by these Term of Use and 
  5. These Terms of Use are a legally binding agreement between you and Portable Tenant that will be enforceable against you.

You agree that you will not use or attempt to use this website for any purpose other than conducting tenant screening related business with Portable Tenant as a bona fide client of Portable Tenant: you may not use or attempt to use this website or any part of this site for any purpose.

1. Scope of Services

Portable Tenant provides tools:

  • For renters to create and share Portable Tenant Screening Reports (PTSRs) with landlords and property managers. 


  • For landlords to access consumer reports from third-party credit and background data providers, including Experian and Contemporary Information Corporation (CIC).


  • To facilitate communication between tenants and landlords for rental applications.



Portable Tenant does not:

  • Make rental eligibility decisions or recommendations


  • Guarantee rental approval. Money-back guarantee only applies to Platinum package  holders charged $89 under the following conditions: 
    • MyRentsume Platinum was refreshed after 30 days for additional 30 days of unlimited shares and used all 60 days of MyRentsume sharing
    • The applicant shared MyRentsume with at least 20 legit property managers or owners listing properties for rent in the last 30 days of MyRentsume expiration
    • The applicant was declined by all properties that the application was shared with (no outstanding decisions by property managers)
    • The applicant has claimed money-back guarantee by sending a request to help@portabletenant 
    • All the above conditions must be met to qualify for money back guarantee. Portable Tenant has 30 days to investigate the claim and issue a refund.
  • Modify, verify, or alter third-party data



2. User Eligibility

You must be at least 18 years old and legally able to enter into contracts to use our services.

  • Tenants may create accounts with a Portable Tenant, purchase reports, and share them with landlords only for tenant screening purposes.


  • Landlords/Property Managers may access reports only for lawful tenant screening purposes and decision making. Users cannot use the generated data for any other purpose other than decision making and leasing. 



3. Compliance With Laws

  • Portable Tenant operates under the Fair Credit Reporting Act (FCRA).


  • Landlords must comply with FCRA requirements, including providing adverse action notices when denying or conditionally approving an applicant based on information in a report.


  • Applicants have the right to review a copy of their report  and dispute inaccuracies with the relevant Consumer Reporting Agency (CRA). Portable Tenant provides instructions for information disputes. Applicants cannot dispute the Landlord’s decision. 

3.1. Fair Credit Reporting Act (FCRA) Compliance

  • We only provide tenant screening reports for legally permitted purposes.


  • We give renters the right to dispute incorrect information.


  • We provide landlords with clear guidance on their responsibilities when using our reports.



3.2. Privacy & Data Protection

  • We follow strict data protection laws, including CCPA/CPRA and GDPR where applicable.


  • Sensitive data is encrypted during storage and transfer.


  • Renters can access, correct, or delete their personal information. Renters can Revoke access to the shared reports during the 30-day active period.  


  • Tenant screening reports expire 30 days from origination. At that point, the landlord loses access to the tenant screening reports but Rental Application data remain accessible based on FCRA and  data protection laws. 



3.3. State Tenant Screening Laws

  • We comply with Colorado’s Portable Tenant Screening Report law and similar laws in other states, ensuring that renters don’t pay unnecessary application fees.


  • Landlords receive compliant, reusable reports directly through our secure platform.


  • Landlords must follow their local laws in accessing and reviewing our tenant screening reports. 

3.4. Fair Housing & Equal Opportunity

  • We prohibit any use of our reports that discriminates against renters based on race, religion, age, gender, family status, disability, or any other protected class.



3.5. Vendor & Data Security Oversight

  • Our integrations with third-party data providers meet industry standards for consumer reporting.


  • We continuously monitor our systems and vendors to prevent unauthorized access or misuse of data.

4. Data Integrations with Experian

  • Portable Tenant integrates with Experian Information Solutions, Inc. for credit, eviction, and criminal data.


  • By using our Platform, you authorize us to request and share reports from these providers at your direction.


  • Portable Tenant is not responsible for the accuracy of third-party data. Disputes must be directed to the issuing CRA, Portable Tenant. Credit report data may be disputed directly with Expeiran.com/disputes.
  • Use of Experian and third-party data is governed by their respective policies:



4.1 Disclosures to Report Subjects

  1. The Fair Credit Reporting Act allows me to obtain a disclosure from every credit reporting agency of the nature and substance of all information in my file at the time of the request. Full disclosure of information in your file at Experian must be obtained directly from Experian by calling 888-397-3742 or logging on to www.experian.com/consumer. The credit report you are requesting from Portable Tenant is not intended to constitute the disclosure of Experian information required by the Fair Credit Reporting Act or similar state laws.
  2. I am entitled to receive a disclosure directly from the consumer reporting agency free of charge under the following circumstances:
    1. I have been denied credit, insurance, or employment within the past sixty (60) days as a result of my credit report
    2. I certify in writing that I am unemployed and intend to apply for employment in the sixty (60) day period beginning on the date on which I made the certification
    3. I am a recipient of public welfare assistance
    4. I have reason to believe that my file at the agency contains inaccurate information due to fraud
    5. Annually at www.annualcreditreport.com

Otherwise, the consumer reporting agency may impose a reasonable charge for the disclosure.

  1. The Fair Credit Reporting Act permits me to dispute inaccurate or incomplete information in my credit file. I understand that accurate information cannot be changed.
  2. I do not have to purchase my credit report or other information from Portable Tenant to dispute inaccurate or incomplete information in my Experian file or to receive a copy of my Experian consumer credit report.
  3. Experian’s My Consumer Experience (MCE) provides a proprietary consumer disclosure that is different from the consumer credit report provided by Portable Tenant.The disclosure report must be obtained directly from Experian. Consumers residing in the States of Colorado, Massachusetts, Maryland, New Jersey, and Vermont may receive a free copy of their consumer credit report once per year and residents of the State of Georgia may receive two (2) copies per year.
  4. Fraud Alerts are available to any eligible consumers—free of charge—from a national consumer reporting agency.
  5. I have the right to purchase a consumer credit score directly from Experian. 

4.2 VantageScore Credit Score Notice 




Prior to the disclosure of any VantageScore credit score to any Report Subject or Customer, Portable Tenant shall provide notice to the Report Subject or Customer substantially similar to the following:

The Credit Report utilizes the VantageScore® credit score. The VantageScore credit score may or may not be used by Report Subject’s landlords and is not an endorsement or guarantee of Report Subject’s credit worthiness as seen by landlords.

Please be aware that there are many scoring models used in the marketplace. Each scoring model may have its own set of factors and scale. The information and credit scoring may be different than that used by a landlord.The VantageScore credit score may not be identical in every respect to any other credit score produced by another company or used by Report Subject’s lender. 

Report Subject’s VantageScore credit score is calculated using Report Subject’s actual data from Report Subject’s credit file at the time of (Reseller)’s request. Keep in mind, however, that other factors, such as length of employment and annual salary, are often taken into consideration by landlords when making decisions about the Report Subject. How each lender weighs its chosen factors may vary, but the exact formula used to calculate Report Subject’s score is proprietary.

Also note that each consumer reporting agency has its own set of data, resulting in a separate VantageScore credit score for each of Report Subject’s credit files.

You agree to request VantageScore credit scores only for your use alone for the purposes certified to Portable Tenant and for no other purpose or use. All VantageScore credit scores provided hereunder will be held in strict confidence and may never be sold, licensed, copied, reused, disclosed, reproduced, revealed, or made accessible, in whole or in part, to any person except as required by law or as otherwise set forth in your agreement with Portable Tenant.

5. Fees & Payments

  • Applicants must pay fees to generate Portable Tenant Screening Reports.


  • Landlords may not charge additional application fees where state law (e.g., Colorado’s Rental Application Fairness Act) requires acceptance of PTSRs.


  • Fees are non-refundable once a report is generated.



6. User Responsibilities

  • Applicants: Must provide accurate and complete information. We are not responsible for the applicant’s inaccurate input. Applicants are responsible for reviewing information generated from third party data providers.


  • Landlords/Managers: May only use reports for rental housing decisions and must comply with applicable housing, anti-discrimination, and credit reporting laws.


  • Misuse of reports (e.g., employment screening, insurance, or unauthorized sharing) is strictly prohibited.



7. Data Privacy & Security

  • Portable Tenant processes personal data in compliance with GDPR, CCPA/CPRA, and other applicable privacy laws.

  • Reports are stored securely and accessible only to authorized parties.



8. Intellectual Property

All content, branding, and software associated with Portable Tenant and MyRentsume are the property of Portable Tenant LLC. Users may not copy, distribute, or reverse-engineer any part of the Platform without written consent.

9. Limitation of Liability

  • Portable Tenant provides reports “as-is” and makes no guarantees regarding rental outcomes.


  • We are not responsible for errors and inaccuracies in data provided by the Applicant, Experian, CIC, or other CRAs.


  • To the fullest extent allowed by law, Portable Tenant is not liable for damages exceeding the fees paid by the user in the past 12 months.



10. Termination

We may suspend or terminate access to the Platform if you violate these Terms, misuse reports, or engage in unlawful activity.

11. Governing Law

These Terms are governed by the laws of the State of Colorado, USA, without regard to conflict of law provisions.
